You may think that it is the only way for you to sell your home without a Realtor or real estate agent is to become like an agent yourself. There are a few options that you have that are not a For Sale By Owner route.
Sell To An Investor
A real estate investor is someone who purchases a home, not for the sake of living within, but to turn a profit either by renting, renovation, or resale at a later date. Going to companies who buy houses has some distinct advantages that traditional selling does not offer. For instance, homeowners who are trying to sell a house that is need of major repair can turn to real estate investors for a good offer since investors specialize in such renovations. Investors can often help out homeowners who are trying to avoid foreclosure by purchasing the home and then reselling it back when homeowners have their finances in order. Homeowners experiencing financial difficulties can even sell their home to investors but remain in residence as renters if investors are convinced that they will make good tenants.
Having An Auction
In the past, an auction for homes usually has been reserved for homes experiencing default and foreclosure. However, more people are using auction sales in order to get their home sold quickly. Instead of going through the process of waiting for a buyer, an auction allows sellers to put up a certain time and date for the auction in which buyers can bid for the highest price. Buyers and sellers do not have to play a guessing game of trying to judge the other party\\’s expectations and possible offers, and even if the auction does not result in a sale, an auction will allow sellers to recognize serious buyers.
There are some downsides to trying to do it this way. Many home buyers are either uncomfortable and unfamiliar and would rather make an offer in a less open setting. This is why you might alienate some buyers by trying to go this route with selling your house. Also the house is sold to the highest bidder so you might end up with less then you would have if you had done it the traditional way. Having an auction can be risky but it can save you months of time, and potentially be profitable.
Perform a House Swap
This is something that means more overseas but it doesn\\’t mean that it is not without its draw in the United States. It is just as it sounds, two homeowners find a house that they can trade with another party and they sell their houses at the same time. an example would be two retired couples that are looking for something small and the other family might need an extra bedroom. One party will usually make up the difference in the home values.
House swaps are appealing because homeowners have another outlet in selling homes that are exceptionally unique or otherwise hard to sell by traditional means. There are few expectations on what the trade should include allowing each owner to agree upon a unique solution to fit the needs of both parties. The downside is that you will be limited to the inventory of houses that are able to be swapped with your desired specifications of space and location, and the choices can be few in number. However, if done successfully, you will be able to save on large real estate agent fees and have the whole financial process of moving done in one fell swoop.
In conclusion, there are many other alternatives to selling your home than the traditional approach of using a Realtor. This traditional approach may be ill suited for unique homes and circumstances, and selling to an investor, in an auction, or a house swap provides a possible solution that will save you time and money.
